Expanding Campus-Community Living at UBC’s South Village
Located at the corner of Wesbrook Mall and Binning Road within the South-Campus neighbourhood of UBC Properties Trust’s “Wesbrook Place” community in Vancouver, British Columbia, the BCR6 development responds to growing demand for purpose-built rental homes for faculty, staff, students and community members.
The site will feature an 18-storey market-rental high-rise and two 6-storey mid-rise buildings designated for faculty/staff rentals, together delivering a total of 515 residential units. The project advances UBC’s vision of a self-contained “urban village in the woods,” blending residential density with access to campus amenities, green space, and community services.

The Scope
The glazing and glass-work scope for BCR6 was awarded to Sky Windows Ltd.. Their work includes exterior curtain walls, aluminum doors, fire-rated glazing, and glass canopies. This glazing package must meet high performance requirements suitable for a large multi-unit residential complex: structural integrity, weather resistance, fire rating compliance, and durability — while contributing to a continuous, modern façade aesthetic. Given the varied building types (tower + mid-rise) and mixed-occupant uses (market rental, staff/ faculty rental), the glazing systems need to ensure consistent quality, safety, and envelope performance across the site.
The Outcome
As of September 2025, BCR5/6 (which includes BCR6) is officially complete, representing the largest residential site in UBC Properties Trust’s portfolio. The three new buildings, including the BCR6 high-rise and mid-rises, deliver 515 new rental homes. The first of the mid-rise buildings opened in 2024, with the high-rise and remaining mid-rise buildings completed by 2025. The glazing systems provided by Sky Windows contribute to a high-quality exterior envelope that supports long-term durability, safety, and visual cohesion across the development. The expanded housing supply strengthens UBC’s ability to house its community close to campus, helping reduce commuting load and support a more integrated, sustainable campus-residential lifestyle.
