The Gladstone is a six-storey, wood-frame rental apartment building located at 4589 Gladstone Street in Vancouver, British Columbia. It offers 91 rental units alongside ground-floor commercial/retail space, helping meet demand for family- and workforce-oriented housing in a growing neighbourhood. As a low-rise mixed-use building, The Gladstone brings residential density while preserving a human-scaled streetscape and supports walkable access to nearby transit, amenities, and services.

The Scope
For this project, Sky Windows was contracted to provide the glazing and glass-work package. The scope included exterior curtain wall; exterior and interior glass storefronts; aluminum doors; and a glass canopy. Because The Gladstone is a wood-frame low-rise, the glazing systems had to integrate with non-masonry structural framing while delivering durability, weather-resistance and aesthetic refinement. The storefronts and canopy support the commercial frontage, while the curtain wall enhances the building envelope, combining practical performance with visual appeal suitable for a mixed-use urban rental building.
The Outcome
Completed in 2024, The Gladstone now provides 91 rental homes above ground-floor commercial space, contributing to Vancouver’s rental housing supply. The glazing and storefront work delivered by Sky Windows result in a modern, cohesive building envelope that supports both functional and aesthetic performance, enhancing building longevity, occupant comfort, and street-level presence. The project reinforces Sky Windows’ role in facilitating mixed-use rental developments in the region.
