The development aims to deliver approximately 57–80 residential units above three levels of parking and over 6,000 square feet of pedestrian-friendly retail/commercial space at grade, creating a transit- and pedestrian-oriented urban node near Lonsdale Avenue and the Seabus terminal.
The project reflects a commitment to dense, walkable, community-integrated living, blending residential homes with retail convenience in a well-connected North Shore environment.

The Scope
The glazing and glasswork package for Sunshine Market was entrusted to Sky Windows Ltd.. Scope includes exterior curtain walls, interior curtain walls, aluminum commercial doors, and glass canopies. The challenge lies in delivering a building envelope that supports both residential comfort and the durability required for commercial storefronts in a mixed-use setting, while ensuring architectural cohesion across retail and residential zones. The glazing and curtain wall systems must meet weather and performance demands typical of the North Vancouver coastal climate, while providing a modern, appealing facade that supports street-level retail activity and upper-storey residences.
The Outcome
Sunshine Market is currently under development, with completion anticipated in Fall 2026. Once finished, the building will contribute new housing units and street-level retail to Lower Lonsdale, adding to community vibrancy and helping meet demand for centrally located, transit-oriented housing. The glazing and glasswork provided by Sky Windows will deliver a durable, high-quality building envelope that supports a cohesive aesthetic, good natural light, and functional separation between residential and commercial spaces, enhancing the livability, walkability, and long-term performance of the development.
