Sustainable Mass-Timber Living in Burquitlam’s Emerging Neighbourhood
SÕL is a thoughtfully designed mid-rise residential development located at 724 Como Lake Avenue (near Robinson Street) in West Coquitlam, B.C., within the Burquitlam neighbourhood. The development comprises two six-storey buildings, offering a total of 92 condominium homes (1- to 3-bedroom layouts) along with access to a shared underground parkade, amenity spaces, and community-oriented facilities.
The community targets sustainability and livability through use of mass-timber construction and aims to capture a balance between modern design, affordability, and a connection to transit and urban convenience, including proximity to the nearby SkyTrain station, schools, and retail services.

The Scope
The glazing and exterior-glass package for SÕL was awarded to Sky Windows Ltd.. Their scope covers exterior storefronts, aluminum vents, and aluminum doors complete with hardware across the project. Because this is a mass-timber building, using the developer’s proprietary “SmartWood” system, the glazing had to integrate with timber construction while meeting modern performance standards (weather-resistance, durability, finish quality). The challenge included delivering a high-quality exterior envelope that complements sustainable building materials, supports long-term durability in the region’s climate, and aligns with the architectural vision for a modern, community-oriented mid-rise development.
The Outcome
Once finished, SÕL will deliver 92 modern condominium homes with generous amenity spaces, secure underground parking (with EV-ready stalls), and a well-finished, durable facade thanks in part to Sky Windows’ glazing work. The resulting community will offer residents a balance of sustainable construction, modern urban living, proximity to transit, and quality building performance that supports comfort, longevity, and environmental awareness.
