Affordable Homes and Community Services Reimagined
The North Shore Neighbourhood House Hub Redevelopment is a major city-backed initiative to transform an aging community services site into a vibrant, mixed-use development that blends affordable housing with essential community amenities. Situated on public land in Lower Lonsdale, North Vancouver, the project will replace the existing mid-20th-century facility with modern mass-timber buildings. It promises 179 below-market rental homes integrated with a new 30,000-square-foot Neighbourhood House, offering childcare, food-bank & food-security programs, wellness, youth and seniors services, and community gathering spaces, all anchored by a commitment to inclusion, sustainability, and long-term neighbourhood revitalization.

The Scope
The scope entrusted to Sky Windows includes the glazing and architectural glasswork for Phase 2 of the redevelopment: exterior curtain walls, aluminum commercial doors and sliding doors, and glass canopies. The project required building a high-performance envelope suitable for a mass-timber 18-storey structure carrying both residential and communal functions. Key challenges include ensuring durability and weather resistance in a coastal climate, integrating glazing systems with timber framing, delivering code-compliant performance (fire, structural, thermal), and ensuring aesthetic cohesion for both the residential tower and the community-facing podium. Sky Windows’ work provides the glazed facades, entries, and canopies that will define the building’s exterior presence, functionality, and long-term resilience.
The Outcome
On completion, projected by 2028, the development will deliver 179 affordable rental homes plus the new community-services hub. The new Neighbourhood House will support childcare, food-security services, wellness and recreation programs, and provide modern, accessible facilities for youth, families, and seniors. The glazing and envelope work by Sky Windows will ensure the building meets performance, durability, and aesthetic standards, contributing to energy efficiency, structural integrity, and a welcoming built environment that supports inclusive, community-oriented living. As a result, the NSNH Hub is positioned to become the largest below-market housing and community-services project on the North Shore in decades, a model for integrating affordable housing with social infrastructure.
